The Perkins Township Board of Zoning Appeals (BZA) is a 5-member body (1 alternate) responsible for hearing appeals from individuals who are requesting exceptions or variances from the standards of the Perkins Township Zoning Resolution, usually in regard to land use and building setback distance requirements. The BZA also hears applications for conditional use permits (CUP’s) to conduct certain land uses.

Anyone requesting a variance or conditional use permit is required to submit a complete variance or conditional use permit application and appear before the Board of Zoning Appeals during a public hearing. 

The BZA meets on the third Monday of every month at 4:00 P.M. Meetings are held in the Big Meeting Room of the Perkins Township Services Facility, located at 2610 Columbus Avenue, Sandusky, OH 44870.

How to Apply/Procedures

Step 1: Verify that a variance or a conditional use permit is required. Contact the Perkins Township Zoning Inspector, Adam Panas at 419-609-1437 or apanas@perkinstownship.com to verify.

We ask you to please verify whether one of these permits are required so that staff may assist you to accurately fill out the form(s). By contacting the Zoning Inspector, you may also find out that one of these permits is not required, saving you time.

Step 2: Submit a completed Board of Zoning Appeals application form

    • Deadline: The completed application form and all required attachments must be received by 4:00 P.M. on the deadline for the specific meeting date (See “Schedule of Meetings and Deadlines” below.)
    • Note to authorized agents: Please note that authorized agents of the property owner must present a “Letter of Authorization” from the property owner to represent them, submit the application, and communicate on their behalf. 

Step 3: Staff distributes copies of its report and recommendation on the application(s).

    • Prior to the public hearing, staff will submit a report and recommendation to the Board of Zoning Appeals and the applicant prior to the public hearing. 

Step 4: A public hearing is held in front of the Board of Zoning Appeals.

    • At the public hearing, staff will give a brief presentation of its report and recommendation. The BZA is not required to follow this recommendation but rather to take it into consideration.
    • The applicant will also be granted time to provide any further details. Please feel free to bring along any professionals to assist you with the details; however, this may not be necessary.
    • The BZA then holds a brief discussion in front of the audience and votes to approve, deny, modify, or table the application.

Step 5: Official correspondence is sent to the applicant, property owner, and authorized agent, if applicable.

    • The property owner has one (1) calendar year to significantly start the project for which a variance or conditional use permit was requested.
