The Perkins Township Zoning Commission (ZC) is a 5-member body (1 alternate) responsible for making recommendations to the Perkins Township Board of Trustees regarding potential amendments to the text of the Perkins Township Zoning Resolution or the official Zoning Map.

Anyone requesting a Zoning Map Amendment (Rezoning) is required to submit a completed application and appear before the Zoning Commission during a public hearing. 

The Zoning Commission meets on the second Monday of each month at 4:00 P.M. Meetings are held in the Big Meeting Room of the Perkins Township Services Facility, located at 2610 Columbus Avenue, Sandusky, OH 44870.

How to Apply/Procedures

Step 1: Verify that a zoning map amendment is required. Contact the Perkins Township Zoning Inspector, Adam Panas at 419-609-1437 or apanas@perkinstownship.com to verify.

We ask you to please verify whether this is required so that staff may assist you to accurately fill out the form. By contacting the Zoning Inspector, you may also find out that a rezoning is not required, saving you time.

Step 2: Submit a completed Zoning Commission application form

    • Deadline: The completed application form and all required attachments must be received by 4:00 P.M. on the deadline for the specific meeting date (See “Schedule of Meetings and Deadlines” below.)
    • Note to authorized agents: Please note that authorized agents of the property owner must present a “Letter of Authorization” from the property owner to represent them, submit the application, and communicate on their behalf. 

Step 3: Staff distributes copies of its report and recommendation on the application(s).

    • Prior to the public hearing, staff will submit a report and recommendation to the Zoning Commission and the applicant prior to the public hearing. 

Step 4: A public hearing is held in front of the Zoning Commission.

    • At the public hearing, staff will give a brief presentation of its report and recommendation. The ZC is not required to follow this recommendation but rather to take it into consideration.
    • The applicant will also be granted time to provide any further details. Please feel free to bring along any professionals to assist you with the details; however, this may not be necessary.
    • The ZC then holds a brief discussion in front of the audience and votes to recommend approval, denial, modification, or tabling to the Board of Trustees.

Step 5: A public hearing is held in front of the Board of Trustees.

    • After a brief presentation given by staff, the applicant will be granted time to provide any further details. 
    • The Board of Trustees then holds a brief discussion in front of the audience and votes to approve, deny, or modify the proposed Zoning Map Amendment.

Step 6: Official correspondence is sent to the applicant, property owner, and authorized agent, if applicable.

    • If approved, the Zoning Map Amendment takes effect 30 after days.
